Solutions to Increase New Home Sales 12/18/2019
ATLANTA - Atlanta is an incredibly price-sensitive market and that as interest rates have dropped, new home sales have increased. Pending Atlanta new home sales are up 20% the last three or four months, and closings have followed.

MarketNsight recently hosted its December MarketWatch Atlanta event giving a state of the market for 2019 and predictions for the New Year.

Single-family rentals now account for 5% of all new homes built in the U.S. and it is growing relatively quickly. Some traditional home builders are now looking to single-family rental as a way to build and sell more homes. The key is making sure these homes work two ways: as a home purchase it must appraise for the lender/investor and as a rental, it must be competitively priced to what a renter would pay monthly in rent to similar square footage.

Missing middle housing is a hybrid of for sale and for rent. These multi-unit housing types including duplexes, fourplexes, bungalow courts and mansions are found throughout most walkable 1940s neighborhoods. These homes are often integrated into blocks with primarily single-family homes and provide diverse housing choices. The addition of the missing middle helps to generate enough density to support transit and locally serving amenities such as restaurants and retail.

Cohen will be responsible for the Atlanta Division’s strategic initiatives, land acquisitions, and homebuilding operations.   Cohen brings over 22 years of homebuilding experience, as well as an additional 10 years of executive leadership and coaching experience. A native of Florida, Cohen is a graduate of the University of Central Florida with a Bachelor of Science in Business Administration and Accountancy.

Also joining the Fischer Homes’ Atlanta Division is Jonathan Pressley as Vice President of Acquisition and Development. Pressley brings nearly 15 years of experience in the land development, land acquisition, and construction industries within the Atlanta metro area. He is a graduate of the University of Georgia with a Bachelor of Science in Business Administration and Real Estate. Pressley also has a Master of Business Administration from Georgia State University. Pressley will be responsible for the management of land acquisition, due diligence, entitlements, and development for all communities within the Atlanta Division of Fischer Homes.

MarketNsight Announces Best June for New Home Sales since Downturn 10/16/2019
ATLANTA — MarketNsight Principal John Hunt recently projected June pending sales would follow suit with the record-breaking numbers of May pending sales – and they did. MarketNsight is pleased to announce June’s new pending sales were up 25% year-over-year!

“Partial July data paints the same picture and will be yet another record for new pending sales,” Hunt said. “Is the market just that good? Yes and no.”

The data shows new pending sales declined sharply at the beginning of 2018 as interest rates began to rise. There was also a temporary increase in closings as shoppers on the fence locked in at lower rates. After that, closings followed pending sales straight down. Interest rates peaked in November 2018 and pending sales bottomed soon after. As interest rates have continued to drop, pending sales have exploded.

According to Hunt, we are really just seeing pent-up demand from 2018 pulled into this year. The market is extremely price-sensitive and shoppers who do not have to buy will not until the price is right.

MarketNsight expects closings to follow pending sales into positive territory in the next several months. After being negative since September 2018, national permits turned the corner and were positive in July.

Once the interest-rate-driven, pent-up demand is satisfied, the forecast is for continued long-term moderation as builders struggle to supply demand in the lower price points.

Hunt’s prediction for the remainder of the year is that long term sales moderation will continue. However, the good news is that the Atlanta market has recovered from the Q4 2018 and Q1 2019 devastation caused by the interest rate hike that slowed sales and kept potential homebuyers out of the market.

MARIETTA - Heatherland Homes announces the start of construction on the first five townhomes at its popular Marvelle community in Marietta.
