Median asking rent has reached an all-time high, rising to a record $1,006 in the first quarter of 2019, according to recent data from the U.S. Census Bureau according to this article in HousingWire.com. Rental properties that were lying vacant remained low at 7% in Q1, a factor that is driving up rental prices. In the Atlanta market according to RentJungle.com rent is even higher the closer you get to Atlanta. As of April 2019, average rent for an apartment in Atlanta, GA is $1679 which is a 4.17% increase from last year when the average rent was $1609 , and a 0.12% increase from last month when the average rent was $1677.

So it bears asking…why rent? An article in KeepingMattersCurrent.com offers these reasons:

1. Owning your own home vs. renting may lead to some great options, such as locking in your monthly payments and having the freedom to customize your living space. 2. Whether you rent or own, you have to cover someone’s mortgage costs. You may as well be doing so to build your own wealth, rather than that of your landlord. 3. Meritage Homes Building for Operation Homefront 08/09/2019
CANTON - Meritage Homes staff and construction partners, as well as Operation Homefront staff, community residents and others were on hand on August 1 during a frame signing event to give the future resident of an Operation Homefront positive wishes for their new home.

CANTON - Meritage Homes Corporation, a leading U.S. homebuilder, will donate its thirteenth home to Operation Homefront, a national nonprofit serving America’s military families. Together, Meritage and Operation Homefront will welcome a military family into a brand new, mortgage-free, and energy-efficient Meritage home in Canton, Georgia, located north of Atlanta and help them learn how to become successful home owners. 

Operation Homefront will select the recipient for the new home through its Homes on the Homefront (HOTH) program. Families in the HOTH program work directly with Operation Homefront caseworkers and financial counselors to build up savings, reduce debt, and learn the skills to manage their home. Upon graduation from the program, the family will be deeded the home mortgage-free. This life-changing opportunity will be announced the week of September 11, with keys awarded to the family around Veterans Day.

This is the seventh year Meritage Homes has built and donated new homes to Operation Homefront, helping provide military families with the foundation to become strong, stable, and secure in communities across the country.

The HOTH program offers military families the foundation for long-term stability and resiliency. More than 650 military families have been entered into the program and since 2012, Operation Homefront has deeded over 550 homes to military families, at a value of nearly $80 million in home equity.

MarketNsight and ViaSearch President John Hunt gave an overview of the Atlanta housing market and shared predictions for the remainder of the year. Hunt highlighted that Atlanta new home sales are up 12% May 2019 over last May.

Although Atlanta metro is experiencing bigger job growth, 50% less new homes are selling than the old normal. To reach first-time buyers, builders must build smaller and closer into the cities where millennials want to be. Homebuyers will still drive until they can buy, especially for schools. Suburban new home sales remain steady, especially in certain popular high school districts. West Forsyth, North Forsyth, North Paulding, East Coweta, Cherokee, Creekside – South Fulton, Forsyth Central, Sequoyah – Cherokee, Dacula – Gwinnett, Arche – Gwinnet, Apalachee – Barrow, Westlake – South Fulton, Lovejoy – Clayton, Jackson County and East Paulding high schools claim the top spots.

Perhaps some of the best news at the event came from Dr. Rajeev Dhawan who predicts that there will not be any more interest rate hikes for this year and that there might be a rate cut in December.

33% of People Plan to Invest in a Smart Home Device 06/20/2019
WASHINGTON, D.C.- People plan to invest more in IoT technology in their homes, according to a new survey report. Smart home devices – home appliances and devices equipped with IoT technology, such as a smart thermostat or smart security system – allow people to control and monitor their homes remotely.

Smart home devices allow people intimate access to information about their home from remote locations, which provides them peace-of-mind and a sense of security. Remote control and monitoring (37%) are the biggest benefits of owning a smart home device. The benefits people experience from smart home devices may impact the smart home devices they purchase. For example, smart security system users benefit most from the remote monitoring benefits of smart home devices. Thus, it’s unsurprising that smart security systems (50%) are the most commonly owned smart home device, ahead of smart thermostats (48%) and smart lights (46%).

People are concerned about the cost of smart home devices, though most people recognize that some smart home devices can reduce utility costs in their home. Cost (26%) is the primary concern people have with smart home devices over security vulnerability (21%). Interestingly, people also think that some smart home devices have cost benefits: More than half of people (53%) claim that smart home thermostats decrease utility costs. This is double the number who think a smart home thermostat increases utility costs (24%). Lowering utility costs (30%) is the primary benefit of owning a smart plug.

The survey showed that the 30-year fixed-rate mortgage averaged 4.08% last week, up from 4.06% the week before. However, it is much lower compared to 2018’s rate of 4.4%. Purchase mortgage applications demand rose to their second highest weekly increase over the past year due to an upsurge in refinance activity, according to Freddie Mac Chief Economist, Sam Khater. Overall, mortgage demand climbed to the highest level since the third quarter of 2016.
