MARIETTA - America’s relatively low mortgage rates spurred another increase in pending home sales in September, as the index rose 1.5%, according to the National Association of Realtors. The Pending Home Sales Index, a forward-looking indicator based on contract signings, increased to 108.7 in September, rising from August’s 107.3. Contract signings compared to a year earlier increased 1.5% from last month’s increase, but jumped 3.9% from 2018, NAR said.

Fischer Homes Announces Two New Leaders 11/07/2019

ROSWELL - During the 2019 OBIE Awards – hosted by the Sales and Marketing Council of the Greater Atlanta Homebuilders Association, Paran Homes was recognized in the following categories:

Gold OBIE: Best Community Service Award – Project Playhouse 2018: Serving in the role of Builder Captain, Paran Homes worked closely with Kennesaw State University Department of Construction Management Program to realize the vision of Atlanta architect, Mike Hart of the Hartwin Group. The end-result was a charming 10 x 8 x 10 playhouse valued at $13,500 that was placed on display at Avalon’s highly visible open-air market over the holiday season and put up for raffle at $20/ticket or $100/six-pack of tickets. Proceeds from the sale of tickets went to benefit HomeAid Atlanta’s mission to build new lives for homeless families and individuals through housing and community outreach. Paran Homes staffers donated their time and talents over the course of six Saturdays for the completion of the playhouse.

MarketNsight Announces Best June for New Home Sales since Downturn 10/16/2019
ATLANTA — MarketNsight Principal John Hunt recently projected June pending sales would follow suit with the record-breaking numbers of May pending sales – and they did. MarketNsight is pleased to announce June’s new pending sales were up 25% year-over-year!

“Partial July data paints the same picture and will be yet another record for new pending sales,” Hunt said. “Is the market just that good? Yes and no.”

The data shows new pending sales declined sharply at the beginning of 2018 as interest rates began to rise. There was also a temporary increase in closings as shoppers on the fence locked in at lower rates. After that, closings followed pending sales straight down. Interest rates peaked in November 2018 and pending sales bottomed soon after. As interest rates have continued to drop, pending sales have exploded.

According to Hunt, we are really just seeing pent-up demand from 2018 pulled into this year. The market is extremely price-sensitive and shoppers who do not have to buy will not until the price is right.

MarketNsight expects closings to follow pending sales into positive territory in the next several months. After being negative since September 2018, national permits turned the corner and were positive in July.

Once the interest-rate-driven, pent-up demand is satisfied, the forecast is for continued long-term moderation as builders struggle to supply demand in the lower price points.

Hunt’s prediction for the remainder of the year is that long term sales moderation will continue. However, the good news is that the Atlanta market has recovered from the Q4 2018 and Q1 2019 devastation caused by the interest rate hike that slowed sales and kept potential homebuyers out of the market.

Meritage Homes to Donate Home 07/08/2019
CANTON - Meritage Homes Corporation, a leading U.S. homebuilder, will donate its thirteenth home to Operation Homefront, a national nonprofit serving America’s military families. Together, Meritage and Operation Homefront will welcome a military family into a brand new, mortgage-free, and energy-efficient Meritage home in Canton, Georgia, located north of Atlanta and help them learn how to become successful home owners. 

Operation Homefront will select the recipient for the new home through its Homes on the Homefront (HOTH) program. ATLANTA - MarketNsight recently hosted its biannual MarketWatch Atlanta event releasing data on the state of the Atlanta new home industry to a crowd of more than 400 home builders, developers, bankers, Realtors and others in the industry. MarketNsight and ViaSearch President John Hunt gave an overview of the Atlanta housing market and shared predictions for the remainder of the year. Hunt highlighted that Atlanta new home sales are up 12% May 2019 over last May.

Although Atlanta metro is experiencing bigger job growth, 50% less new homes are selling than the old normal. To reach first-time buyers, builders must build smaller and closer into the cities where millennials want to be. Homebuyers will still drive until they can buy, especially for schools. Suburban new home sales remain steady, especially in certain popular high school districts. West Forsyth, North Forsyth, North Paulding, East Coweta, Cherokee, Creekside – South Fulton, Forsyth Central, Sequoyah – Cherokee, Dacula – Gwinnett, Arche – Gwinnet, Apalachee – Barrow, Westlake – South Fulton, Lovejoy – Clayton, Jackson County and East Paulding high schools claim the top spots.

Perhaps some of the best news at the event came from Dr. Rajeev Dhawan who predicts that there will not be any more interest rate hikes for this year and that there might be a rate cut in December.
