MarketNsight Reports Homebuyers Not Fleeing Southern Cities for Suburbs 02/17/2021
ATLANTA - MarketNsight numbers for 2020 and 2021 to-date show homebuyers are not fleeing southern cities to move to the suburbs, and all areas are selling more homes today. The suburban shift has been going on since 2014, according to MarketNsight and ViaSearch President John Hunt. Buyers and home builders have been moving and building farther out due to increasing land prices for years. Atlanta began to run out of cheap lots in core counties in 2013, and people’s incomes were not increasing fast enough to buy homes in these desirable areas, so they were forced to go to outlying counties.

After crunching the numbers for intown zip codes, all intown areas are up big in terms of 2020 home sales. This includes Virginia Highland, Kirkwood, Decatur, Buckhead, West Atlanta and many others. Pending sales in all these markets are hugely positive in terms of year-to-year sales.

Builders Sell 266 Homes in 6 Months at Twin Lakes in Hoschton 02/16/2021

MarketNsight Wraps 2020, Makes 2021 Predictions 02/05/2021
ATLANTA - MarketNsight recently released the final 2020 numbers for Atlanta housing in addition to making 2021 predictions. Data shows that for all 2020, Atlanta new home pending sales were up 22% and 2020 new home closings were up 6% over the previous year.

New pending sales were positive year-to-year a total of 41 weeks and negative year-to-year a total of seven weeks. Of those seven negative weeks, six coincided with the government shutdown – the second week of March through the third week of April. The good news is that permits in the last half of 2020 hit records not seen since 2007, and November permits were the highest since November of 2006.”

The permit 12-month moving average was relatively flat since 2019 until turning positive in August of 2020. The pandemic caused a steep drop in the year-to-date and year-to-year percent changes, but since bottoming in May at -14%, it has improved steadily.

MarketNsight predicts permits will be up between 15 and 20% this year. Keep in mind every city within a 250-mile radius of Atlanta already experienced at least a 20% increase in permits over 2019. The recent sharp increase in permits should help alleviate the supply shortage somewhat, and we believe closings could be up 10% or more for 2021.

The current environment of ultra-low interest rates and near-zero inventory is going to be here for the future. As the rest of the economy finally begins to see improvement, rates will rise, but MarketNsight expects the 30-year fixed will stay at or below 4%. These factors continue to present opportunities to fill pent-up demand with new homes, provided homes can be put on the ground at the right price. If rates were to go above 4%, as they did in 2018, it could have a dampening effect on housing demand.

ATLANTA - In 2020, the market was in extremely good shape as we entered March, then came COVID-19 (coronavirus) and the shelter-in-place order. The market drop was short-lived as low interest rates and low inventory drove buyers to the market. MarketNsight and ViaSearch President John Hunt reports, “It looks like Atlanta will end the year up 20% YOY for pending new home sales and up 6% for new home permits.”

What does MarketNsight predict for 2021? Hunt forecasts new home pending sales will remain strong in 2021 and anticipates new home permits will be up 10% YOY. "It has become more difficult to develop in the metro area because of several factors – lack of development money, government red tape, zoning issues and overall failure to get projects approved. In fact, Atlanta recently dropped to No. 4 from its long-held position as the No. 3 housing market in the country.”

“Again, this isn’t because of lack of demand,” Hunt said. “It is due to the fragmentation of the market, entitlements and just the extreme difficulty of bringing projects to market. For as strong as 2020 has been, the Atlanta market is still only at 47% of its peak in 2006 (down 53%). New home prices jumped 12% in November. This is after being year-to-year since January,” Hunt said. “We are starting to see some pricing power in new homes. Resale list prices are out of control, and we are seeing 21% price increases in resale homes fueled by multiple offers and lack of supply.”

MarketNSight Predicts Upward Trend to Continue Despite Pandemic 11/25/2020
ATLANTA - MarketNsight is focused on helping home builders and developers make smart decisions related to purchasing land and pricing product. They the slight moderation it predicted in September showed up in force for October. As for price, new list prices are flat year-to-year since January. Resale list prices are up year-to-year 9% since January. Again, strong evidence that price is not the reason for the drop-off in new homes.”

New home closings also dropped unexpectedly in October. Closings always follow pending sales in normal times. However, starting in August after being up 25% and 29% the previous two months, new closings unexpectedly dropped dramatically while pending sales continued to rise. In essence, the lagging indicator became the leading indicator and new pending sales were forced to follow closings down at the end of October. Once again, this same decline was not seen in resale closings.

“The sharp drop off in new closings and pending sales was not caused by lack of demand, price increases, or the election,” President Hunt said. “The only answer left is lack of supply.

The current environment of ultra-low interest rates and near-zero inventory will be with us for a while regardless of who occupies the White House. These factors will continue to present opportunities to fill pent-up demand with new homes, providing homes can be built at the right price. Permits are starting to increase, just as new pending sales and closings retreat due to lack of supply.

Atlanta is, and has been, in a perpetual state of undersupply for new construction and housing in general, and this may last another decade or longer. The good news is that permits have hit records not seen since 2007 for the last three months. The bad news is, that it is not enough.

Since 2019, the 12-month permit moving average has been basically flat. The pandemic caused a steep drop in the year-to-date, year-to-year percent change, but since bottoming in May at -14%, it has improved steadily and was back to even with 2019 in September. “I believe this upward trend will continue and we could end 2020 up 5% to 10% over 2019,” Hunt said. “Pretty amazing in the midst of a pandemic.”

Atlanta Pending Sales Up 19% 09/28/2020
ATLANTA — MarketNsight reports 2020 Atlanta new pending home sales are up 19% over 2019 sales through August of this year. Monthly year-to-year increases over 2019 were 28% in May, 31% in June, 38% in July and 42% in August.

“As we have mentioned before, the double-digit increases for housing demand started in May of last year, months before the pandemic,” MarketNsight and ViaSearch President John Hunt said. “Before that, housing demand was moderating sharply in Atlanta and across the nation. Atlanta saw year-to-year permit increases drop from 8% in 2017 to 5% in 2018 to 0% in 2019.”

MarketNsight data shows that since May of 2019, even with a pandemic, new pending sales are up 20%, and new closings are up 15%.

New Home Sales Surge Across Southeast 07/24/2020
ATLANTA - MarketNsight reports May and June pending new home sales were up 30% over 2019 sales and, so far, July is averaging more than 30% over last year. Even as COVID-19 (coronavirus) cases continue to rise, homebuyers are buying in unprecedented numbers.

According to MarketNsight and ViaSearch President John Hunt, Atlanta new home pending sales are up 13% over last year. MarketNsight data shows the first week of July new pending home sales are up 31% over the same period last year even with the Fourth of July holiday falling on a Saturday. Week two of July 2020 was up 37% year-to-year with a lag and will be up more than 50% year-to-year.

“At present, housing demand is increasing as coronavirus cases also increase,” Hunt said. “Not at all what anyone could have or would have predicted.”
